A new **EsadeEcPol** report by **Jorge Galindo** reveals that multi-landlords accounted for 18% of the total rental price increase in **Spain** between 2019 and 2023. While average rents rose by 8.8 points, these owners were responsible for 1.6 points of that growth. Analyzing **IRPF** data from common tax regime regions, the study found that multi-landlords increased prices by 5.2% during contract renewals, compared to 3.8% for single-unit owners. This gap is only statistically significant for owners of four or more units. The price premium for multi-landlord properties rose from 0.8% in 2019 to 3.5% in 2023. These findings provide critical context for the **2023 Housing Law**, which allows for the designation of stressed zones to manage rising costs across the Spanish market.
