Spanish home sales drop 5.1% in July 2026

Spain recorded 61,417 property transactions in July as rising interest rates cooled the market, marking a 5.1% year-on-year decline.

Spain's property market saw home sales fall by 5.1% in July 2026 compared to the previous year, with 61,417 transactions recorded. This represents a drop of roughly 3,300 units from the July 2025 record of 64,722, though it remains the third highest July on record.

Second-hand home sales dropped 6.1% to 48,128, while new builds fell 1.4% to 13,289. Regional performance varied, with Navarre seeing a 26.4% increase while Asturias fell 15.2%. Total sales for the first seven months of 2026 reached 408,881, a 3% year-on-year decline.

The downturn follows interest rate hikes of 0.25 points in both June and September 2026 by the European Central Bank, led by Christine Lagarde. This cooling period contrasts with early 2025, when sales grew by 18.5%, reflecting a shift in the Spanish housing market.
