Spanish used home prices surge by 12.9% in 2026

Used housing costs in Spain outpace new builds as a 750,000-unit supply deficit drives significant price growth across the property market.

Spanish property data reveals used housing prices rose by 12.9% between Q2 2025 and Q2 2026, significantly outpacing the 7.4% increase for new builds. Despite a 3% dip in sales volume to 408,881 units this year, used home costs grew 74% faster than new ones.

The Ministry of Housing reports new construction averages 2,737 euros per square metre, compared to 2,343 euros for older properties. While new build price growth peaked at 12.3% in late 2024, one in five sales now involves these recently completed homes.

A housing deficit of 750,000 units persists as the population reached 49.8 million by mid-2026. With 200,000 households forming annually against just 100,000 housing starts, the supply shortage continues to drive sustained price growth across the country.
