Multi-landlords drive 18% of Spain's rent rises

An EsadeEcPol study finds owners of multiple properties contributed significantly to Spanish rental price growth between 2019 and 2023.

A new EsadeEcPol report by Jorge Galindo reveals that multi-landlords accounted for 18% of the total rental price increase in between 2019 and 2023. While average rents rose by 8.8 points, these owners were responsible for 1.6 points of that growth.

Analyzing data from common tax regime regions, the study found that multi-landlords increased prices by 5.2% during contract renewals, compared to 3.8% for single-unit owners. This gap is only statistically significant for owners of four or more units.

The price premium for multi-landlord properties rose from 0.8% in 2019 to 3.5% in 2023. These findings provide critical context for the 2023 Housing Law, which allows for the designation of stressed zones to manage rising costs across the Spanish market.
