Ministry launches new rent increase calculator

The Ministry of Housing has released an online tool to help tenants calculate maximum annual rent increases under new legislative caps.

The Ministry of Housing has launched a new online tool, the 'Calculadora del alquiler', to help tenants navigate recent legislative changes. Available on the official website, the calculator allows users to determine the maximum annual rent increase permitted.

Following the Council of Ministers' approval of the first housing decree on Tuesday, strict caps are now in place. If a current rent exceeds the Ministry's reference index, no increase is allowed. Otherwise, updates are limited to a maximum cap of 2 per cent.

These regulations apply to all rent revisions occurring until 31 December 2027. By inputting specific contract data, users can calculate their permitted increase and final monthly fee, ensuring compliance with the new decree during the four-year transition.
